REDEVELOPEMENT

When a society decides to go for a redevelopment proposal, it is not just one person who takes the decision, but one has to deal with all the existing members. In order to successfully complete a project, we need to cater to every individual queries and requirements. People management is the most crucial chapter of this process. Also it is very essential to act as per the guidelines of Maharashtra Co-operative Societies' Act of 79 (A) as on 3 rd January 2009 and strictly follow the procedure laid down therein. This phase of the project involves largely the following stages

Pre-construction coordination and management

  • Decide to go for redevelopment with the consent of 1% of SGM members.

  • Appoint an experienced and competent project management consultant to provide complete professional guidance in the redevelopment process.

  • Inviting proposals from the developer through tendering. Submission of tenders by the developers through tender documents issued by the Society.

  • Presentations by the developers to the members of the Society.

  • Submission of final offer. Selection of developers at the special general meeting of the Society.

  • Examination of property-related documents of the Society.

  • Negotiations at the time of implementation of the development agreement.

  • Personal consent of the members. Coordinate all design development of the new society-building by meeting each individual's demand with master planning, detailed architectural, engineering drawings, etc.

  • Submission of plan to the concerned authorities.

  • Obtaining all necessary permissions at various stages of the process.

  • Registration of contract of new flats given to existing members.

  • Occupancy of vacancies.

Once the building has been vacated by the members the second phase of the redevelopment process starts It includes the following

Construction, Acquisition and Rehabilitation

Pre-construction coordination and management

  • Demolition of an existing building.

  • Obtaining a certificate to start work.

  • Establishment of new proposed building construction.

  • Supervision and reporting to the members of the Society.

  • Confirmation of internal facilities with sample flat demo.

  • Once the construction is completed, obtain the completion certificate of the completed building.

  • Rehabilitation of existing members of the community. Documents / permits / approvals / plans / blueprints, user manual, warranty, facility guarantee etc. regarding newly redeveloped building.
